All our design projects are managed by a single team member from start to finish – so you get a personal service with 100% continuity. We also guarantee to not exceed the agreed fixed price to make it easier for you to budget.
Design is by its very nature unique – and what we design for you will be based on your unique needs and specific requirements. It will take into account how you intend to live, use and adopt the area you’re developing.
In all our work, we aim to get a real feel for how you live and operate in your environment – and then translate that into a workable design that meets your needs. We also ensure that the new design integrates sympathetically with the existing design of the property being developed.
All domestic properties listed for sale or rent require an Energy Performance Certificate (EPC), and Techniplan is fully accredited to provide these.
As well as that, we also prepare reports to highlight areas where you could improve the energy efficiency of your property prior to undertaking renovation works. This allows you to add energy saving measures into your design right from the start, instead of revisiting it once the work is complete. That will save you a lot of money and hassle.
On completion of works, we will also provide you with a new EPC certificate which is valid for 10 years, subject to any future works that change the energy characteristics of the property.
We’re able to look after as much of your design project – or as little – as you want. We generally provide a complete design service where all statutory applications are lodged on your behalf, unless you prefer otherwise. This can cover:
- Planning Permission
- Building Control
- NI Water
- Roads Service
- Change of Use Applications
- Boundary Mapping
Because we’ve been in business for so long, we’ve lots of experience with these applications and very good working relationships with the agencies involved.
We also have extensive experience in preparing the architectural plans, design layouts and full working drawings required for Northern Ireland Housing Executive (NIHE) Grant applications. Once again, we can look after as much – or as little – of the grant process as you want. In any event, we can certainly guide you through it.
Techniplan have built up a close relationship with NIHE over the years, and have experience of the following grant aided schemes:

In addition, you may prefer to make applications yourself to the various statutory agencies. That’s fine with us, and we’re always happy to give you advice on how to fill out the application forms.
We always carry out a feasibility study as part of our standard design service – but we can also provide this separately if required.
Finally, we’re not building contractors, but we do work with a vast network of them. We can therefore offer you a tailored Design & Build service, where we do the design work and then help you appoint an experienced contractor.
Whoever we recommend to you will be a specialist in the work being undertaken – an extension, renovation or whatever – and will be fully insured under the contractor guarantee scheme.
